Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Crown Repair: The Torrance Owner’s Guide
A Famco crown repair typically runs $350 to $750 installed in Torrance, depending on whether we’re patching hairline cracks or rebuilding the crown entirely. We stock Famco-compatible crown materials on the truck and can usually complete the job in a single visit. Most homeowners discover the problem the hard way: water stains on the ceiling near the fireplace, a damp smell after rain, or a chimney sweep pointing out that the concrete crown looks like a dried-up lakebed. The crown is the concrete or mortar cap at the very top of your chimney. Its whole job is to shed water away from the flue, and when it fails, water gets between the flue liner and the chimney structure itself, which is where the expensive damage starts.

Which Famco Models This Applies To
Famco has been manufacturing chimney crowns and termination caps for decades, and their crowns typically ship with the flue tile and spark arrestor as a matched set. The compatibility gotcha we see in Torrance: Famco crowns are cast to fit specific flue tile outside diameters, usually in 13″ x 13″, 13″ x 17″, or 17″ x 17″ configurations for residential masonry chimneys. If you have a multi-flue chimney, they need to sit on a proper corbeled shoulder so water can’t pool between flues. We always measure both the flue tile and the crown overhang before ordering, because a crown that overhangs less than two inches will drip water directly onto the brick face, and one that overhangs too far will crack under its own weight.
On the OEM versus aftermarket question: Famco crowns are solid cast concrete, and if your original lasted 15 to 20 years, that’s a reasonable lifespan for a crown in Southern California’s sun and occasional heavy rain. Aftermarket equivalents made by the big cap manufacturers are typically cast with the same dimensions, but the finish varies. What matters more is the installation method. A crown that’s bonded to the flue tile and brickwork with the right high-temperature sealant will outlast a crown that was simply mortared into place on a hot day. Hadley Chimney Torrance is an independent service provider, not a Famco dealer or affiliate, but we’ve installed enough of their crowns and compatible equivalents in Torrance to know what fits and what fights you.
If you’re not sure which Famco crown you have, look for the stamp on the underside of the overhang. If it’s weathered past reading, measure the outside dimension of your flue tile and the total width of the crown. Send us those two numbers and a photo of the top of your chimney, and we’ll tell you what we’re likely dealing with before we even book the truck.

Signs Your Famco Crown Repair Is Failing
- Hairline cracks across the crown surface. This is the first stage. Concrete shrinks as it cures and ages, and Southern California’s freeze-thaw cycles, mild as they are near the coast, still work those cracks wider each winter. Once water can get in, it doesn’t need much to start spalling brick below.
- Chunks of crown missing along the edge. When pieces start popping off, it’s usually wind-driven rain that keeps hitting the same edge, or the original overhang was too thin. Either way, it’s beyond patching. The crown needs a rebuild if more than a third of the edge is gone.
- White mineral stains (efflorescence) on the brick just below the crown line. That’s water migrating through the crown and pulling salts out of the mortar as it exits the brick face. If you see white streaks, the crown has been leaking for a while, even if the crown itself looks okay from the ground.
- Damp smell or water in the firebox after heavy rain. This is the symptom that gets us called out fastest in Torrance during El Niño winters. A wet firebox often happens because the crown is funneling water down past the flue tile and into the smoke chamber, where it sits and slowly soaks into the masonry.
- The spark arrestor or cap sits crooked. Famco crowns have a cast-in seat for the spark arrestor or termination cap. If the cap is tilting, the crown has likely cracked beneath it. We’ve pulled caps off Torrance chimneys where the crown was reduced to gravel under the cap, and the homeowner had no idea because the cap was still bolted in place.

AfterReplacement Cost & What’s Included
Here’s what a Famco crown repair in Torrance should cost and what you should expect for that money.
| Repair Type | Typical Installed Price in Torrance | When We Recommend It |
|---|---|---|
| Crack sealing with elastomeric crown coat | $350 – $500 | Hairline cracks only, no missing material, crown otherwise solid. |
| Partial crown patch and seal | $450 – $600 | Small edge chunks missing, no structural cracking. |
| Full crown rebuild with new Famco-compatible crown | $600 – $750 | Deep cracks, missing edges, or crown material is crumbling. |
What drives the range in Torrance: access to your roof (single-story Spanish Revival in Old Torrance is straightforward; a two-story near Wilson Park with a steep pitch costs more for roof and safety setup), whether it’s a single or multi-flue crown, and whether we need to remove and re-flash a full chimney cap. Every quote includes the crown material, high-temperature bonding sealant, roof protection, full debris cleanup, and before-and-after photos delivered to your phone.

The work carries Hadley’s 365-Day Done Right Promise. If the repair fails within a year, we come back and fix it at no charge, with a written guarantee before we start. That’s not a special offer. That’s just how we run every chimney job in Torrance.
DIY or Call Us?
You can safely check a few things from the ground or from a second-story window: look for white streaks below the crown line, see whether the spark arrestor sits level, and check for missing chunks after a big windstorm. What we would not recommend doing yourself is getting on the roof with a bucket of crown coat. Crown repair on a Famco setup means working at height, on a surface that’s already failing, often on a sloped roof. One wrong step off the ladder in Torrance’s dry heat and you’ve traded a $500 repair for a hospital visit. If you want to inspect the crown closely, we’re happy to do it as part of a standard chimney sweep and camera inspection, and we’ll text you the photos so you see exactly what we see. If I can’t show you a photo of the problem, it isn’t a problem.

FAQs
In Torrance, a properly installed Famco crown or equivalent typically lasts 15 to 20 years, but the first hairline cracks often show up around the 10-year mark. Coastal air and sun exposure break down the concrete surface faster than inland climates.
Yes, if the cracks are hairline and the concrete is still solid, an elastomeric crown coating can seal it for years. But if edges are crumbling or the crown is cracked through, patching just delays the rebuild by a season or two and water keeps getting in during the wait. We’ll show you photos of what’s actually going on before we recommend either route. Call (424) 358-3187 for a straight answer.
Most single-flue crown repairs in Torrance are done in one visit, typically 3 to 5 hours including setup and cleanup. A full rebuild with a new Famco-compatible crown may require the crown to cure overnight in cooler weather, which means a second short visit to finish the flue seal and cap reinstall.
We stock the most common residential Famco-compatible crown sizes and sealants on our trucks, and we can source less common sizes for Torrance jobs within a few business days. We also work with crowns and chimney parts from DuraFlex, HeatShield, and Gelco, so if a full liner or repair system is involved, we can handle it in the same visit rather than bouncing you between contractors.
